Tenant Improvement Contractor questions

Our new lease comes with a tenant improvement allowance. Can you help us see what it'll cover?

We can give you a written scope and estimate for the build-out, so you can compare it with the allowance. Knowing the full scope helps you decide what to include now. Your lease terms and landlord decide how the allowance is used.

We're opening our first retail shop. Can you build out the sales floor, fitting rooms and back office?

Retail build-outs are a core part of our tenant improvement work. We plan framing, electrical, lighting, finishes and flooring around how customers move through the store.

I'm leasing a former retail space for a restaurant. Is that a big change to build out?

Restaurants usually need more plumbing and electrical than retail, so the site walk is important. We look at where lines run today and what your kitchen layout needs, then write a scope around it.

Our office is a maze of little rooms. Can you open it up for a team that works together?

Yes. Office build-outs often mean taking down partitions, reworking lighting and electrical, and new drywall and finishes. We walk the space and talk through how your team works before writing a scope.

The landlord says we need to approve contractors first. What will they want from you?

Landlords often ask for license and insurance details. Ben-Rick holds CSLB License #1030203, Class B, is bonded, and carries workers' comp through State Compensation Insurance Fund. We can share the written scope with them too.

We're taking over a second franchise location. Can the build-out match our first store?

Franchise build-outs follow the brand's plans and standards, so matching is the goal. Share the brand package and any notes from your first location, and we'll build to them.

Our space has tired finishes, but the layout works fine. Can we refresh the interior and keep the walls where they are?

Yes. Commercial interior renovation can be as focused as new flooring, drywall repair and texture, and updated lighting and hardware. The scope lists exactly what's included.

Who clears out the previous tenant's build-out?

Demo and cleanup are handled as part of our tenant improvement projects. Removing old walls, fixtures and finishes is usually the first stage of the build.

I've never done a build-out before. What happens first?

Can you work from my architect's drawings for the space?

Yes. Bring the drawings to the site walk and we'll build our scope and estimate from them. Questions that come up on site get talked through before work begins.
