We signed a lease on an empty shell space. Where do we even start with the build-out?

Start with a conversation about how the space needs to work: seating, storage, offices and customer flow. Then we walk the space with you and put together a written scope and estimate. Your landlord's requirements go into that scope from the start.

Our franchise sent us a thick binder of brand standards. Can you build to those exactly?

Yes. Franchise build-outs mean building to the brand's plans and standards, from layout to finishes and hardware. We go through the package with you early so questions get answered before work starts.

I'm planning a new commercial building on a lot we own. Can you take it from the ground up?

Commercial new construction is part of what Ben-Rick does, from foundation and concrete through framing, systems and finishes. Bring your plans and we'll walk the lot together before writing a scope.

Our store took damage and we've filed a claim. Can you work with the adjuster on a commercial property?

Yes. We walk the damage, prepare an itemized repair scope and estimate, and coordinate with your adjuster. Then we rebuild and do a final walkthrough with you.

We've got customers coming in every day. Can work happen while we're still open?

It depends on the scope and where the work sits in the building. We talk through phasing, access and cleanup during the site walk, so you know what to expect before anything starts.

Is metal stud framing something you handle for commercial interiors?

Yes. Timber and metal stud framing are both part of our work, along with sheetrock hanging, tape, finish and texture. We plan the framing together with the electrical and plumbing rough-in.

Our office layout doesn't fit the team anymore. Can you rework the interior and leave the outside alone?

Commercial interior renovation covers moving walls, updating electrical and lighting, and new finishes and flooring. The written scope spells out exactly which areas are included.

Who do I talk to when my landlord has questions about the work?

Will our space need a permit before any walls come down?

Many commercial projects may need a permit from the local building department. We talk through what your project likely involves during the first meetings. The building department sets the requirements, so it's worth checking with them too.

We run a restaurant and want to expand into the unit next door. Is that something you'd take on?

Restaurant build-outs are part of our tenant improvement work. Joining two units touches walls, plumbing, electrical and finishes, so the site walk matters a lot here. You get a written scope and estimate that covers the whole expansion.
